The Hartland Group was the development consultant to the CATCH Neighborhood Housing for Friedman Court, a 2-phase, 95-unit mixed-age housing community on Old Suncook Road in Concord, NH. Construction was completed on the initial 54-unit family rental housing phase in February 2007, with the second phase of 41 affordable senior apartments completed in September 2008.

The site is set back one block from Manchester Street, a major Concord thoroughfare that is home to a variety of businesses employing low- and moderate-income workers. It is also minutes from the highway for commuters, and adjacent to community recreation fields. The development features a community building and playground at the family apartments, and generous common space, community gardens, fully accessible kitchens and bathrooms, and resident service coordination at the senior apartments.

In contrast to its typical pipeline of one or two smaller projects per year, the much larger Friedman Court initiative provided sufficient developer fees for CATCH to increase capacity in a number of strategic ways:

• Adding administrative support in marketing, fundraising, and home buyer education - freeing more time for senior staff to serve clients and work with donors
• Adding long-term staffing for resident services and leadership development
• Re-organizing senior management - adding a Chief Operating Officer to free the Executive Director's time for advocacy and communications
