237 North Avenue Project - Burlington, VT (Now in the permitting process)

The Hartland Group has proposed the adaptive reuse of an old Burlington warehouse and Packard automobile showroom on a .7–acre site. The project will consist of two– and three– bedroom loft–style living units varying in size from approx. 900 to 1700 square feet with prices projected in the low– to mid–$100,000 range to over $300,000. The developers are currently in the process of securing local and state development permits.

The proposed project will feature:

  • 25 high–quality residential lofts in a neighborhood a short walk from downtown, the waterfront, and the Lake Champlain bike path
  • ’Green’ design elements, including natural shading, passive cooling features that will reduce energy consumption, and paints and finishes that do not off–gas toxic fumes
  • A ground floor café with outdoor seating

Homes will feature:

  • High ceilings
  • Open living spaces and flexible floor plans
  • Oversized windows with superb lake, mountain, and city views
  • Wide variety of unique floorplans
